Inspection Services
Alert Inspector is a full service inspection company.
Our typical home inspection takes approximately three to four hours and includes
these structural and mechanical components and systems:
- Exterior/Site: Grading, driveways, sidewalks, front porch, patio, gates, fences/walls, decks and stairs.
- Structure: Exterior walls, trim, foundation, basement, crawl space, exterior doors and chimneys.
- Roof: Roof covering, flashings, attic and insulation.
- Electrical: Entrance wires, main electrical panels and branch wiring.
- Plumbing: Piping, valves, water heater and sprinkler/irrigation system.
- Heating/Cooling/Air Distribution System: Heating system, cooling system, air handler and evaporative cooler.
- Interior: Walls, floors, ceiling, doors, windows and screens.
- Bathrooms: Counter tops, cabinets, sinks and built-in appliances.
- Kitchen: Counter tops, cabinets, sinks and built-in appliances.
- Miscellaneous: Vehicle parking area, overhead garage door, garage-to-house door, laundry room, interior stairs and fireplaces.
All Home Inspections in the State of Texas MUST adhere to the “Standards of Practice” (SOP) created by the Texas Real Estate Commission (TREC).

Alert

(InspectionWise). After the inspection, we present our findings and answer
all questions you may have.
We will deliver the completed report within 24 hours after the inspection. Your report will include:
- Digital photographs taken during the inspection
- A Summary Section listing defective and marginal items for repair or replacement
- Pre-Closing Inspection checklist for checking on repairs before Closing
Our inspection reports are informative and easy-to-read. Each section is categorized
along with a detailed summary that makes it convenient and easy to reference repairs
quickly.

Other inspections
In addition to the basic home inspection, Alert Inspector also offers
the following inspections and tests for additional fees. We will be glad to schedule these additional inspections
and tests for our clients to be conducted at the same time as the home inspection, usually with reduced fees to
the clients.
The inspections and tests are performed by either Alert Inspector
or local affiliated state licensed operators. The end result is our clients get all the inspections needed at
one time. All of these tests are available on an individual basis as well.

- Pest Inspection: A specialized inspection for wood-destroying insects, such as carpenter ants, powder-post beetles, or termites.
- Security System: Inspection identifying the type, location and operability of each installed component.
- Mold Testing: Includes field observations, laboratory test results, and remediation advice including both
mold cleanup and building repairs. A summary report provides a "guide to action" for each property we inspect. Mailing kit,
postage, and lab fees included.
- Radon Screening: Two test vials are generally placed in the basement or in
any other low altitude living area, or potential living area, and retrieved by the buyer
or designate. Mailing kit, postage, and lab fees included.
- Water Well Testing: Data collected on well system, flow rates and pressures are
monitored to verify the ability of the well to meet the needs of the dwelling.
- Lead Paint Inspection: Testing is conducted by a licensed lead paint inspector,
using x-ray fluorescence technology. Lead Determination (about 24 spots), with option to
upgrade to a full test; Soil and water testing for lead is also available.
- Septic System Inspection: Inspection to determine the condition of the system
and the relative position of the soil absorption system to ground water. The
septic tank, baffles, operating levels, and the distribution box are inspected.
